Excluding VAT. Your build price is fixed for your building contract: if the build runs late, you pay nothing more.

- Once you’re a customer, schemes you start before 31 December 2027 keep your first price.
A scheme is the homes built under one building contract; a home is one row on your unit schedule; a student bed-space counts as one home.
Questions about pricing.
What if the build runs late, or we join part-way?
You pay nothing more: your build price is your monthly price × the months in your building contract, fixed when you start. Join part-way and the same total is spread over the months left.
Do high-rise buildings cost more?
No. Houses, flats and high-rise buildings cost the same per home, and Gateway 3, Regulation 38 and golden-thread packs are included.
What happens after handover?
Nothing, unless you switch it on. Then it’s £2.50 per home per month: every flat in a building you keep running counts, whoever owns it, houses you sell drop off, and a building already in use pays only this price.
What if we stop paying?
The scheme becomes a free read-only archive you can export any time, and every handed-over home’s documents stay online for 10 years, but it stops tracking what’s due. Restart later and you pay for the months you missed, never twice.
